Common Omissions and Mistakes on Residential Plans

General

  • Missing site plan or missing information from the site plan (site plans are NOT the same as your plot plan)
  • Missing contour lines on your site plan – these are required at 2′ increments
  • Missing manufacturers floor system engineering or manufacturers layout sheet
  • Missing truss design drawings or truss design layout sheet

Foundation

  • Incorrect footing depth. Footings must be below the frost line and at least 12″ into undisturbed or engineered compacted fill
  • Missing or inadequate expanded and pier footings for loads imposed by the roof/truss system
  • Missing bearing walls as required by the truss design drawings

Floor Plan

  • Incorrect ceiling board. Where spacing of ceiling joists or trusses are 24″ OC, ½” sag-resistant gypsum or ?” gypsum is required
  • Missing tempered glazing.
  • Riser heights or runs that exceed limits. Risers can be a max of 7¾” and runs can be no shorter than 10″
  • No heat source indicated on the plans
  • No attic access or under floor access indicated on the plans

Elevations

  • Missing attic vent calculations. This includes indicating the required ventilation as well as how this will be achieved (vent sizes and locations)
  • Inconsistencies where elevation show a flat lot while site plan shows a sloping pad

Structural

  • Engineering not provided where design exceeds the limits of 2018 IRC
  • Missing or incorrect braced wall design (including calcs)
  • Inconsistent details where one page indicates one method and another page indicates a different method
  • Attached engineering does not match the submitted plans
  • Missing connection details and/or fasteners being used
  • Missing or inadequate headers
  • Inadequate bearing for trusses based on truss design drawings
  • Incorrect use of hardware (mechanical fasteners and hardware MUST be used in applications intended by the manufacturer)
  • Missing engineering for pre-fab roof design

Plumbing and Mechanical

  • Type of appliance is not indicated – gas, electric – as well as size/demand.
  • Missing or inadequate combustion air provided for gas appliances

Electrical

  • Missing note indicating a minimum of (2) two 20A rated small appliance circuits to supply receptacles in the kitchen and dining room
  • Missing note indicating all branches that supply 120V, single phase, 15A and 20A outlets located in a bedroom are protected by AFCI
  • Missing convenience receptacles. These are required for all habitable spaces such that no point along the wall is more than 6′ from a receptacle
  • Missing load calculations when 200A service is indicated and house appears to exceed this demand
  • Missing smoke alarms. These are required in each sleeping room, outside each sleeping room and on each floor level.
  • Missing Carbon Monoxide detectors in sleeping areas
