2027 Notice of Value Mailout

Yavapai County Assessor Judd W. Simmons mailed just over 170,000 Notices of Value on February 13th, 2026, for the tax year 2027. These values have an effective valuation date of January 1st, 2026, and will be used to calculate 2027 tax bills.

The 2027 Notice of Value is the county’s official declaration of Full Cash Value and Limited Property Value assessments. The Full Cash Value is synonymous with market value, and the Limited Property Value is calculated based on Arizona law. The Limited Property Value will be used to calculate the 2027 property tax bills. By state statute, this notice must be mailed before March 1st of the year prior to the tax year. The notice includes values for both 2026 and 2027, which allows all property owners to easily recognize any increase or decrease in assessed value from the previous year.

The median Full Cash Value of single-family residences has increased from the 2026 Notice to the 2027 Notice by approximately 2%. This increase reflects market changes throughout Yavapai County. Sales that occurred in 2024 and 2025 were used to value property for the 2027 tax year based on Arizona Department of Revenue guidelines.

All property owners should review the Full Cash Value and Legal Class of their property. If you believe your 2027 Full Cash Value or Legal Class is incorrect, you may consider filing a Petition for Review. Information on the appeal process is contained within the Notice of Value.
